,DOUGLAS, Ga. (WALB) - South Georgia residents say despite their complaints, conditions at one HUD housing complex in Coffee County are still “unlivable”.

Residents of a Douglas apartment complex are speaking out, saying years of promised renovations never came.

Georgian Woods Apartments are federally funded HUD housing, meant to provide safe, affordable living, but residents like Christian Smith say that promise isn’t being upheld.

“I’m ready to move,” Smith said. “There is a lot of drug activity. There is a lot of fighting, and the police are getting called every other day out here.”

Law enforcement confirmed to WALB that they do receive frequent calls for service to the complex.

But despite all the crime, Smith says it’s her lack of air conditioning that concerns her the most. With two children, including one living with autism, she says her kids “can’t live like this.”

Despite countless complaints made by Smith, conditions inside the apartment remain the same.

WALB’s Taylor Lewis tried going to the apartment’s website to get information on the property managers, but the site is corrupted. Instead, what she found were dozens of negative reviews, with Georgian Woods holding just a 1.8-star rating online.

Many accuse the complex of poor communication, with one reviewer writing, “Management changes every two days and no one is ever in the office.”

WALB was not able to reach management. We also reached out to HUD’s public affairs contact, but they were not immediately available for comment.

“It’s not just adults, it’s little babies out here that’s having to go without air, no refrigerator, and mold in the bathroom. That’s my problem. When the kids are involved, something needs to be done,” Smith explained.
