ALBANY, Ga. (WALB) — Residents at a Moultrie Road apartment complex are facing a potential eviction after notices were posted on every unit door demanding two months of back rent, even as tenants say they are confused about who owns or manages the property.
Tenants at Cornerstone Apartments, located at 608 Moultrie Road, received “3-Day Demand” letters as questions swirl around a recent ownership transition. Some tenants said they paid the former owner for May rent, while others said they were unsure whether to pay the previous owner or a new management company, identified as 1 Key Realty LLC.
“People started calling, asking questions,” one tenant told WALB. “[1 Key Realty LLC] said the bank owned it, that they were fighting him in court.”

Tenants also described a range of maintenance and safety concerns, including mold, inadequate air conditioning, and structural damage.
“You can’t expect people to sit out here and keep living like this, but you keep wanting money,” they explained. “Why are we going to pay rent if you can’t even fix nothing?”
City code enforcement records show that inspectors documented multiple violations at the complex, from a June 15 inspection, following tenant complaints. Issues cited include: mold, deteriorated exterior structures, damaged flooring, electrical issues, and overgrown grass throughout the complex.
According to code enforcement records, inspectors spoke with 1 Key Realty LLC, who acknowledged they were aware of some of the reported issues.
“We know there is a good bit of deferred maintenance, and as we are accumulating issues, we are trying to get them addressed,” Jackie Dixon, the property manager said.
Inspectors gave her 10 days to complete all repairs and bring the complex into compliance.
Who manages the property?
The eviction push comes as tenants say they don’t know who to pay rent to or who is even in charge of the property.
On April 28, 2026, tenants received a letter from 1 Key Realty, LLC, signed by Jackie Dixon, directing them to begin paying rent to the company immediately.
The letter warned that “payments made to any other individual or company will not be applied to your rent.”
One day later, the complex’s previous management company, listed as Global Group Properties, Inc., sent its own letter telling tenants to disregard 1 Key Realty. The company said the ownership of 608 Moultrie Road is actively being contested in Dougherty County Superior Court and that no court has authorized 1 Key Realty to collect rent or manage the property.
Dixon said the three-day demand letters are a legal warning, not a final eviction, and asked the tenants to reach out.
“We have not begun the legal action process, and that is their opportunity to reach out to us,” she said. “We understand it’s been a traumatic transition for them.”
WALB also reached out to Global Group Properties and is waiting to hear back.
