ALBANY, Ga. (WALB) — As housing costs continue to climb, local developers are breaking ground on a new affordable housing solution in Albany — this time with seniors in mind.

Lockwood Companies and the city of Albany celebrated the start of construction on Dogwood Trail Apartments Phase Two, a 40-unit affordable housing community designed for residents 55 and older.

The East Albany development is the second phase of Dogwood Trail, which opened in 2020 and has been praised by residents as a successful affordable housing model.

“They don’t have to worry about younger folks being in their way with a lot of noise. This is a peaceful neighborhood,” Shontania Williams, a Phase One resident said. “How the cost of living is going up, this is a good thing for the senior citizens.”

Project Details

The new, Georgia Initiative for Community Housing (GICH) supported, senior apartments will include one and two-bedroom units with elevators. All units will feature rent based on income levels, making them accessible to seniors across different financial situations.

In partnership with the Albany Housing Authority, eight units will be set aside for residents with project-based Housing Choice Vouchers. Rent will be structured to serve residents at 30%, 50%, 60% and 70% of area median income.

Community Support

Mitchell Davenport from Lockwood Development addressed a growing need for affordable housing options for seniors in the Albany area as costs continue to rise.

“We’re excited to be back here and provide more affordable housing for the citizens of Albany, and now the senior citizens,” Davenport said. “They’ve done a lot to help this community. They deserve a safe, decent and affordable place to live.”

Davenport said Dogwood Trails Phase Two is expected to be completed by January 2027.
